Motel One signs lease for DC Waterline

Good news for the DC Waterline team: Project partners STRABAG Real Estate (SRE) and S+B Group have confirmed that Motel One signed a lease at the end of last year to become DC Waterline’s first tenant. The international hotel operator will move into the hotel component of the site from 2025. With four hotels currently in operation and another currently under construction, DC Waterline will be the hotel operator’s sixth location in Vienna.

State-of-the-art concept for international hotel operator

Construction of the educational campus, which has already been fully pre-let to Stella International School, has been underway since October 2022. “The conclusion of the lease with Stella International School confirmed the strong appeal of this unique location”, explains Wolfdieter Jarisch, CEO of the S+B Group. The agreement with Motel One adds another major tenant to the DC Waterline roster. “With Motel One as a long-term partner, we have we have created an attractive concept that perfectly complements the other developments on the Danube Plateau”, concludes Erol Milo, STRABAG Real Estate Division Manager Commercial Austria. The 5,600-sqm hotel in the Innovation Campus will be the operator’s sixth location in Vienna. Founded in Germany in 2000, the company currently operates 88 hotels in twelve countries.

The outstanding location on the banks of the New Danube proved irresistible to the hotel operator, which is known for its unique combination of high-quality furnishings, exclusive design, best-in-class services and first-rate locations. “DC Waterline is not only Vienna’s most important international business location with excellent transport links, it also attracts recreational visitors to relax and recharge their batteries the banks of the New Danube. The Innovation Campus is divided into two distinct sections. The ground floor of the larger of the two structures – the hotel complex – will be home to 198 rooms, including the One Lounge. In addition, hotel guests will be able to experience magnificent views over Vienna from the exclusive roof-top bar. On the ground floor, an arcade-style passageway will lead to an adjacent restaurant with a spacious terrace and a dining area facing Donau-City-Strasse.

Modern office complex with spacious workspaces

In the second section of the Innovation Campus – the office complex – 1,500 sqm of space will create the optimal environment for future generations of creative, highly-skilled office employees. The ground floor of the office complex will house spacious, well-equipped seminar and event areas and the two sections of the building will be connected by passageways and open spaces, which will not only allow quick and convenient access between the campus’s individual sections, but will also form spaces for rest and relaxation. In addition to the education and innovation campus, the approximately 14,000-sqm site on the banks of the New Danube will also feature apartments and rehearsal spaces for musicians.

Sustainable building concept

Sustainability is at the heart of the DC Waterline project, which is fitted throughout with modern photovoltaic systems to reduce both energy consumption and costs. Green roofs capture water, compensate for temperature differences, filter dust and noise, and provide substitute habitats for animals and plants.

Located on the banks of the New Danube and within a stone’s throw of the UNO City, DC Waterline couldn’t be more centrally located. Just a few minutes by underground from the historic city centre of Vienna, the 21-km long Danube Island stretches out in front of the door. Other recreational areas such as Donaupark, Alte Donau and Wiener Prater are also nearby. Conceived as a car-free zone, the project also includes ample car and motorbike parking spaces and electric vehicle charging stations.
